Position Water-Conserving Fixtures and Carbon Monoxide Advisory
Explain statewide fixture and detector requirements, required seller disclosures, inspections, and possible local rules.
Water-conserving plumbing fixtures
For covered property built on or before January 1, 1994, California law sets water-conserving fixture requirements and requires the seller to disclose whether noncompliant fixtures remain. Some alterations and local rules create additional requirements. The buyer should investigate the fixtures and any cost to correct them.
Carbon monoxide detectors
Covered dwellings with a fossil-fuel appliance or heater, fireplace, or attached garage generally require carbon monoxide detectors. Placement and local standards may vary. The transfer is not automatically invalid because a required detector is missing, but the owner can remain responsible for compliance.
